This service stems from Florida Senate Bill 4-D (SB-4D), which mandates that such buildings conduct milestone structural inspections and SIRS to confirm their safety and operational soundness. As of December 31, 2024, associations must fund the items identified in their SIRS; failure to do so constitutes a breach of fiduciary duty. These studies are required every 10 years and the records must be retained for at least 15 years, reinforcing both financial and legal accountability.
